Two Levels of Home Staging Services
- Consultation only: If the realtor, builder, or home seller would like some advice on how to prepare a property for sale, Staged Interior will go to the property and assess the situation. We will verbally advise the realtor, builder or home seller how to showcase the property in the best way to achieve a sale. Our recommendations may include new paint color choices, flooring changes, and changes in window treatments, in addition to staging recommendations.
- Full-Service Staging: If the realtor, builder, or home seller would prefer to have us do the full preparation for the sale, we will go to the property and take measurements and photos. We will assess all aspects that will effect the sale, then present a comprehensive personalized plan with an estimate of the cost. The goal will be to create the “wow!” factor that we know potential buyers are looking for.
We keep close watch on the homes we stage and compare how they do in the marketplace in comparison to other homes in the area. Take a look at our sales statistics.

Not all listing agents know about the power of home staging. We find that home sellers occasionally inform their agents about this service! Our staging services depend on a partnership with both sellers and their real estate agents.
Realtors who use all the tools at their disposal, including home staging, to professionally list, market, and sell their properties usually bring greater benefit to their clients. Buyers’ agents often have greater confidence in showing homes to their potential buyers when they know it’s been staged by Staged Interior. Often, potential buyers feel “invited” into our houses and soon see themselves at home.

Do Realtors Have to Encourage Home Staging?
Listing Realtors have a fiduciary responsibility to get the MOST money they can for sellers of the houses they represent. If they know about a value-enhancing tool like home staging and fail to present it as an option to help their sellers, they are actually failing in their responsibilities as listing agents.
Because staged homes can appraise better during the lending process, recommending staging is another way Realtors can help their sellers. When buyers are selling another home in order to buy a staged home, learning about home staging often causes them to stage that home also. Buyers may be able to complete the transition from one home to another more quickly and profitably then they ever imagined!

If the owners plan to vacate the property before putting it on the market, we can either do a consultation or do a full staging. In general, vacant properties sit on the market longer, usually because most buyers find it difficult to visualize the potential of an empty house. Even room sizes can be hard to judge without furniture in them! By bringing in furniture, artwork, and accessories, we are able to showcase the home; it will be simplified and beautiful, yet functional. We will help potential buyers imagine themselves living in it.
If the owners plan to occupy a property during the marketing period, we can provide a full spectrum of services from consultation to an almost complete staging, all while making it possible for home owners to remain living there.
In an occupied home, we focus on depersonalizing the interior space and removing visual clutter so the home will photograph well. We may remove some over-sized pieces to open up spaces for maximum appeal. We will use selected furniture pieces and accessories currently in the home, plus items from our own inventory to create a dramatic new look. The house will feel fresh and ready for new owners.

We strive to stay abreast of the latest trends in the design industry so we can advise builders and investors as they build custom spec homes. We can consult early during the building process, as well as fully stage the new home to its best advantage. The full staging of any builder spec home causes a dramatic visual effect, a “Wow factor”, for which we are known. When potential buyers see one of these new houses, they see a home ready to be lived in. They may even see themselves “at home.”
Not all building projects are new construction; we provide design services for renovation projects too. Staging a renovation usually leads to an “updated” look for the whole house.
What Design Consulting Includes
For custom builders, our staging services can begin very early in the construction process. We can assist in specifying:
– Colors and finishes for walls
– Lighting fixtures
– All types of cabinetry
– Flooring, whether wood, stone or carpet
– Newest solutions for counter tops.
To optimize space and furniture arrangement, our design services include specifying placement of electrical outlets, doors, and windows. We can even consult on areas important to housekeeping, such as kitchens, mudrooms, and laundry rooms.
