In preparation for a more vigorous market now and in the future, Staged Interior has brought in Cheryl Smith as Director of Business Development. She is a member of our staging team and her experience in the business world, combined with her ASP accreditation, makes her the perfect fit for our commitment to serve you better. One of the first tasks she spearheaded was refining our statistics. We are so excited about the results, which are presented below. Also, houses are continuing to sell in record time if they are Staged and priced right. We are featuring those success stories in this issue and on the Before & After page of our website.

We are pleased to report our most recent home staging statistics. Since the launch of our Staging Division, we have staged over 130 homes for a total listing price of almost $90 million. Of the properties that have been staged and sold in 2008:



  • 3 out of 4 homes sold in 1 month or less
  • 90% of homes sold in 60 days or fewer
  • Average Days on the Market (DOM) for Staged Interior homes is 28 days, as compared to the NVAR* average of 101 days.
Given this proven track record, we are sure that our staging services will give you continued confidence in Staged Interior as a vital partner in selling your properties and listings.

Here is one of the five success stories! When the homeowner completed all the specified enhancements from Staged Interior including designer paint in every room the results were dramatic. Add to that furniture and accessories to showcase the warmth and space the house already had and you have a house Staged and sold in a week! The dramatic results were even more than the owner of this vacant home expected as he said:

Inman Newsletter Logo "Staging homes for sale is worth the cost" is the conclusion that Paul Bianchina reached when he wrote an article for Inman NEWS. As we all know Staging is one of the most important strategies we can use in preparing a home for the market. Paul Bianchina describes the process as "arranging the inside of a home so that it shows off to its full potential", playing up the good features and minimizing the drawbacks without concealing structural defects.

So many times we have been struck by the need to show the buyer the way it can be through the Staging process. The majority of people (95%, they say) cannot visualize anything beyond what is physically in front of them, and need the three dimensional enhancement of furniture in a vacant home or rearrangement of furniture and reduction of clutter in an occupied home. This is especially important when your home is in a neighborhood where all the houses are essentially the same.

Warming up the home to allow buyers to see themselves entertaining or having a family meal or just relaxing by the fire is another advantage of Staging. Well-placed accessories and emphasizing focal points such as a fireplace or an accommodating eat-in kitchen, are just some of the ways an ASP can provide that "you're home" feeling to the potential buyers.

Paul goes on to emphasize the decluttering process and the cleanliness of the home as part of the whole package and that's another way a professional Stager can help by using buyers eyes to see the things a seller may overlook.

Most importantly, Paul stresses that the investment in Staging with a professional "often makes good financial sense." Of course the investment varies according to many factors that either increase or reduce the scope of work required for each project. But as Paul says, "A well-staged home should sell quicker and for more money, which makes that upfront expense a wise financial investment."

Her talents are evidenced by the Before and After presentations. Trish is married to her husband Young Kim, an ASP and the business manager for Staged Interior, and has two grown children and a daughter-in-law in Fairfax. She also has mastered the art of spoiling two precious grandchildren, Jake and Tasha.
