This charming townhouse in old town Alexandria was a challenge to stage. The smaller size needed to be played down and the charm played up. It was a matter of creating a lifestyle that would appeal to a broad spectrum of buyers and show how the spaces could be used to their best advantage.

Refinishing the beautiful hardwoods on the upper two levels also added to the appeal. As you can see from the pictures, the furniture we provided was minimal, but the details made the house a potential home for the buyers to experience. It was fun to see how the house came alive with the addition of our color and drama.

When the sellers decided to move to their new location before putting this well-located home in Fairfax on the market, the Realtor, Tim Washlack at Century 21 New Millennium (↓) in Centreville called on Staged Interior, as he often does, to create the look that sells for this vacant house.

We staged the entire first level and the master suite to give the buyers the understanding of how valuable the spaces were and how conveniently they were arranged. Showing off the living room with the attached study was of great importance because this was the first space, along with the dining room, that the buyers would see as they walked in the door. All this had to coordinate with the family room, as well, since all the spaces were connected and visible in some way. The kitchen had a custom look as it had been renovated and updated. As usual, we left well enough alone, so the beauty of the renovation could shine through. The quick sale was verification of the impression this staged home had on the buying public. As usual, with Tim, aggressive marketing and pricing rounded out the complete picture for a home buyers could see as their own.

Staged Inventor's Property Sold in 15 Days in Fairfax VA!

As the current real estate market rebounds, the challenges bring opportunities for investors to turn REO and other financially or physically distressed properties into desirable homes restoring value to an entire neighborhood. One of those successful and entrepreneurial investment groups partnered with us to prepare and Stage an REO property near Fair Oaks Hospital.

In this project they were challenged by some missing pieces that needed to be selected and some painting that was necessary to get the house up to the standards of this upscale neighborhood. For instance the basement was only partially finished. The framework for a bar had been installed but the granite, refrigerator and sink had to be specified. The bathroom in the basement was only roughed in at that time and so an entire bath ensemble was needed to complete the basement renovation. In addition the concrete slab in this area needed carpet. We were able to quickly, affordably and, I might add, beautifully come up with all the specifications for the entire basement. The investors then tirelessly set about the task of installing all the selected finishes and pieces.

On the main and upper levels paint and other enhancements were specified and executed. In the master bedroom, as an example, the two story configuration lacked the cozy feel so needed in a main level master suite. To mitigate this, crown moldings at the one story level were installed thereby defining the space and making the whole area seem more like a hideaway for the new owners. In addition new light fixtures were selected and more crown moldings and casings were installed to further enhance the very unusual floor plan.

For the staging we brought in furniture and accessories and made the house a home and gave the new buyers a vision of what their lifestyle would be if they chose this great house in a well-located neighborhood. Very blessed buyers snatched up this gem in 15 days! They liked the staging so much, they wanted us to leave all the nails on the wall so that they can copy and re-hang the wall art pieces as we had done.

Remodeled and Staged Home in Fairfax Sold in 17 Days!

I first met Lisa in early April of 2009 when she was making plans to sell her home in Fairfax in September. After the initial consultation we came up with an action plan to get the house in tip-top shape. The plan included wallpaper and border removal, light fixture and carpet replacement, painting, de-cluttering and furniture removal, and the necessary steps to renovate the outdated bathrooms.

After months of Lisa's executing this plan meticulously, our team did a rare Saturday staging on Labor Day weekend installing the finishing touches and moving furniture and art work to the proper and most effective places to showcase this newly renovated home. Long and Foster Realtors' Marsha Wolber then worked her marketing magic, and the result was a house sold after only 17 days on the market. The before and after pictures will take you from the first day we saw the property to the results of all the renovations and Staging. It was a great team effort and we are so happy for Lisa. By the way, when this listing went live, there was another house for sale right across the street. As of Jan 14, 2010, that house is still for sale after more than 4 months.

After the initial staging consultation, the sellers of this NW DC row house, in walking-distance from the National Zoo, vacated the house leaving some of their furniture for us to use for staging. Terrilynn Kelley of Weichert Realtors had the house painted with Trish's color specs, and we staged this house on Labor Day. That's right - the first time we have ever staged on a holiday. As a reward for our extra effort, we got a call from Terrilynn with the awesome news that the house was already under contract after 2 days. The sellers cooperated wonderfully by putting their house in tip-top shape, and the team work resulted in another success in DC.

A Wyoming Condo in Kalorama DC Staged and Sold in 13 Days!

One unique fact about this staging project in the Kalorama area of NW DC was that we never saw the property in person until the staging day. The owner/real estate investor Daniel took detailed pictures and sent them to us using an online photo share site, and we took over from there. We were able to size up the space with the right furniture pieces and accessories, and our team showed up sight unseen.

This was not the first time we had teamed up with the Principal Broker/Partner, Joe Himali at Best Address Real Estate LLC, and this collaboration turned out to be another success as the condo was sold in 13 days at full price with no seller closing help. Not a common transaction in the current real estate climate, but it is possible when staging with Staged Interior.
